Rental Agreement

This Rental Agreement (“Agreement”) sets forth the terms and conditions between Dos Vistas (“We,” “Us,” or “Our”) and the Renter (“You” or “Your”).

No smoking Indoors: Smoking inside the property is strictly prohibited. A $250 deep cleaning fee will be charged for any violations. Please dispose of cigarette butts properly.
No Fish or Game Cleaning Onsite: A $100 cleaning fee will be assessed for any violations.
Check-In / Check-Out: Early check-in or late check-out requests must be approved in advanced by management. If approved, a $25 per hour fee applies.
Parking: Please park only in designated areas or on the street. No parking in the yard.
Damages: A minimum $250 fee will be charged for damages beyond normal wear and tear, in addition to the cost of repair, replacement, or loss of use.
Events and Gatherings: Events or large gatherings must be approved in advance by management. Unapproved events are subject to a $200 fine.
Maximum Occupancy: Must be strictly observed. Violations are subject to a $250 fine.
Lost or Damaged Items: A $5 fee per item will be charged for lost or damaged towels, linens, or other amenities, in addition to the cost of replacement or repair.

At least one guest must be 25 years of age or older and present at the property throughout the stay.
You agree to leave the property in the same general condition as it was upon arrival–clean and undamaged.
You are financially responsible for any damage, abuse, excessive mess, or loss caused by You or any member of Your party during Your stay.
A minimum charge of $250 may apply for violations, with additional charges for cleaning, repairs, or loss of use needed.

Each guest and guardian is solely responsible for any accident or injury occurring on the premises. We accept no legal or financial responsibility.
You agree to indemnify and hold harmless Dos Vistas and property management from any claims, including those of third parties, arising from your use of the property or its contents.
We are not responsible for the loss of money, jewelry, or other personal belonging. Please lock the cabin and your vehicle and store valuables securely.

You authorize us to collect any applicable charges or fines through the credit or debit card on file. We reserve the right to pursue legal collection methods if necessary.

Cancellations require at least 14 days’ notice to avoid a cancellation fee equal to one night’s stay.
No refunds will be issued for early departures.
No refunds will be given for cancellations due to weather, road conditions, acts of nature, mechanical or electrical failure, malfunctioning equipment (including TVs), family emergencies, insect or rodent sightings, or other events beyond our control.
